1)       Rework roof drains—the roof drains for the JRM offices run inside the building, then outside, then back inside before discharging outside again.  As a result, it freezes outside then backs up until it leaks in the offices (we ruined our conference table last year.)  So we need to re-run this drain line keeping it inside the building until finally discharging into the parking lot.  Involves PVC work, suspending the pipe between the roof and the drop ceiling, and drilling some holes in the floor.

2)       Install interior glass doors—a year ago we installed a side entrance.  We need to install a second interior door for security.  we’ll need to run some phone lines for the access telephone.   We’ll also need to demo the old door/wall.

3)       Repair old elevator shaft.  There’s an old elevator shaft on the front roof.  The roof is plexi glass and is broken.  The door has rusted off of its hinges.  The masonry is failing.  When it snow/rains, the weather goes directly into the JERS offices.  We need to demolish the roof, determine if it’s easier to demo the shaft down to a point where the brick is solid, then re-roof it, to try to repair it as is.  we really can’t go another winter like this.

4)       Fall clean up.  Parking lot, weeds, and just get ready for winter.

5)       Complete bathroom in JRM offices.  We have a plumber working on the rough in plumbing for the upstairs bathroom in the JRM offices.  Once completed, we’ll need to drywall, install ceiling grid, paint, etc.

6)       Demo wall in the JRFP back office.  Will need to demo ceiling, wall, and re-work some phone/data lines to make this office a more functional space for the nurses answering medical phone calls.
